Why us

6 things we do differently from a listings website

1

We know the area from the inside

We work right here in Pattaya and know the real condition of specific buildings, not just their websites.

2

Selection around you

We don't send you a generic catalogue. We shortlist properties for your budget, goals and lifestyle — area, distance to the sea, surroundings.

3

Honest about costs

We explain the full purchase cost and ongoing payments before the deal, not after you sign the contract.

4

Property checks

We review documents, building status, debts and deal terms — not just the marketing photos.

5

Support after purchase

We stay in touch after the deal: furniture, renovation, appliances, dealing with the building management.

6

Buy remotely

Not in Thailand yet? We arrange viewings and the whole deal remotely.

What we do

Property search for your specific goal

We work with new developments and resale, with homes for yourself and with investment properties.

01

Property search

We consider the area, distance to the sea, infrastructure, transport, schools and kindergartens, surroundings, the condition of the building and its investment prospects.

02

New developments

We work with projects at every stage — under construction, completed and recently delivered.

03

Resale

We help you buy on the secondary market: documents, debts, deal terms, transfer fee, the condition of the property and the owner's status.

04

Investment properties

We select with an eye on location, rental demand, budget, potential liquidity and the option to live in the property yourself later.

05

Rentals

Properties for long-term and short-term rent — both to live in yourself and to rent out.

06

Selling

We help you sell your property in Pattaya: we assess the market price, find a buyer and guide the deal through to the transfer of ownership.

Prime Thai Property is the new name of the NRON agency. These reviews were left before the rebranding, so they mention the previous name. Translated from Russian.

I came to NRON on a recommendation, and now I've decided to recommend them too) I was in Russia when a great property came up in Pattaya that had to be secured urgently before it was gone. The NRON team did a flawless job! The whole deal was done completely remotely in just 10 days. I was pleasantly surprised by how fast and precise they were. Huge thanks, you're the best! I recommend them to anyone who needs to sort out property quickly or from a distance.

I want to thank the guys at NRON. I came with a specific request — an apartment in Riviera Ocean Drive, and I was sure it was the one for me. What I liked is that they offered me a better deal, and an even more interesting option. First they asked me lots of questions) Then they suggested looking at an alternative. Ildar showed me an apartment in another, equally good condo that suited my goals even better. In the end I bought a great apartment almost a million baht cheaper! Of course, that's what I liked most. The process itself was also great. They answered all my questions, helped with the money transfer and paperwork, everything was done precisely. You can see they have a solution for any problem. All in all, if you're looking for an agency that's on your side, this is it. Definitely recommend

I was looking for an interesting option in Wongamat. I found NRON on Avito through an apartment in a condo that I eventually rejected completely. But we viewed every possible option in that area within my budget. We found the right one in a condo I hadn't even known about. NRON contacted the seller directly, even though the property wasn't even online. Thanks to Anton for helping me choose and buy. I didn't manage it during my holiday, so I went back to Russia and bought remotely with a power of attorney. Everything went clearly and smoothly. Recommend!

More than square metres

Choose a place,
not just an apartment

When buying property in Pattaya, size, floor, view and price are only part of the decision. Just as important is:

  • where you'll have breakfast in the morning;
  • how long it takes to get to the sea;
  • where your children will go to school;
  • where you'll buy groceries;
  • how quiet the neighbourhood is;
  • what an ordinary day of yours will look like.

Long-term potential

For investors

Investment without guesswork about returns

We don't quote yield figures without calculations. When choosing an investment property, we take into account:

  • the location and entry price;
  • real rental demand in this area and segment;
  • the type of rental — long-term or short-term;
  • the state of the project and the developer's reputation;
  • the maintenance fee and other running costs;
  • purchase costs and their total;
  • potential liquidity and resale prospects.

We do not guarantee returns or promise a specific percentage — we calculate for your property and budget.

For relocation

Thinking of Pattaya
as home, not a holiday?

We help you work it out before you decide:

  • where your family in particular would be best off living;
  • which areas suit life with children;
  • where the schools and kindergartens are;
  • what infrastructure is within walking distance;
  • where you can live without a car;
  • which type of property fits your lifestyle.

Answers to the questions people ask before a deal

We add new material over time — if your question isn't on the list yet, ask us directly on WhatsApp.

Freehold is full ownership with no time limit: the property is registered in your name, and you are listed as the owner on the title deed (chanote). You can sell it, give it away or pass it on by inheritance.

Leasehold is a long-term lease: you get the right to use the property for many years and to extend that right, but you do not become the owner. Houses and land are usually bought this way, because a foreigner cannot own land directly in Thailand.

Foreigners can buy condominium units freehold, as long as the building still has free foreign quota (see the next question).

Terms depend on the specific property and the law changes — we confirm the exact deal structure before purchase.

Under the Thai Condominium Act, foreigners together may own no more than 49% of the total floor area of all units in a building — the remaining 51% must belong to Thai citizens or companies.

The quota is counted per building, not per complex or area, and in popular projects it may already be used up.

Registering the property

1. Transfer — taxes and fees for the transfer of ownership: about 6.3% (about 3.3% if the seller has owned the property for more than 5 years).
2. A TT3 / FET certificate confirming that the money came from abroad: about 1%.
3. Land Department fee: 10,000–20,000 ฿, depending on the office.
4. A notarised power of attorney for a representative in Pattaya if the deal is done remotely: the cost depends on the country and notary.

Regular payments

1. Building maintenance (maintenance fee): security, cleaning, rubbish collection, the pool and common areas. Calculated by the size of the apartment — on average about 40 ฿ per m² per month, usually paid once a year.
2. Property tax: about 0.02% of the assessed value — for most apartments 300–500 ฿ a year.
3. Utilities — electricity and water at the state tariff: about 4 ฿ per kWh and about 40 ฿ per m³ of water. In some buildings the management company sets a slightly higher rate.

Additionally, when buying a new development

1. Sinking fund — a reserve fund for major repairs of the building. Calculated by floor area, paid once when buying from the developer.
2. Connecting water and electricity meters: about 10,000 ฿ on average, one-off.
3. Ownership registration fee — 2% (instead of the taxes paid on resale). Most often split 50/50 between the buyer and the developer.

Who pays what is set out in the contract — we calculate the exact figures for your property.

The Land Office (Land Department) is the government body where the transfer of property ownership is registered.

Stages of the deal

1. Choosing and reserving the property.
We help you shortlist options, and you choose the apartment that suits you. After that you pay a deposit — and the property is reserved for you. The sale and purchase agreement is also signed at this stage.

2. Preparing for registration.
Collecting and checking documents, agreeing on all the details. This stage usually takes 3 to 10 days — about a week on average.

3. Deal day at the Land Office.
On a pre-agreed day, the main procedure takes place:
— the parties submit the full set of documents;
— a sale and purchase agreement in Thai is signed — it is prepared by the department's staff;
— the taxes and the balance under the contract are paid.
The whole process at the department takes about 2 hours.

4. Completing the deal.
After registration you receive the documents in your name and the keys to the property. You officially become the owner on the day of the deal.

Completing the deal remotely

If you cannot be there in person, the deal can be completed remotely. All you need is a power of attorney — and our specialist or a representative of your choice will act for you at the Land Office. It is a convenient and legally sound option that keeps all the guarantees for the buyer.

This is step 07 “Transfer” in our process — we accompany the client in person at this stage.

Daily rentals as such don't exist here. By law, only properties with a hotel licence can be rented out for a day or a week — that's what hotels are for. Condominium apartments are rented out for at least a month, more often for several months or a year.

Who pays for what:
— the tenant pays the utilities: electricity, water, internet;
— the owner pays the building maintenance (maintenance fee) and property tax: these are charged whether the apartment is rented or not.

We help with renting out: we find tenants, screen them and prepare the contract, and then we can take over the management — check-in and check-out, payment control, cleaning and minor repairs. You don't need to be in Pattaya for your apartment to earn income.
